Market Report

The San Antonio market, read honestly

Market data is only useful when someone translates it into your decision. Here is where the San Antonio metro stands in 2026, what the trends mean for buyers, sellers, and movers, and the fine print you should know before acting on any headline number.

Communities I serve

San Antonio, Boerne, Helotes, Bulverde, New Braunfels, Schertz, Cibolo, Castroville, and the Hill Country.

Sources: median price and affordability figures from 2026 market reports and Texas REALTORS data; cost-of-living index from BestPlaces; property tax rate ranges compiled per-county from tax reporting sources, mid-2026. Market conditions change, so treat these as a snapshot, not a guarantee.

Where prices stand

The San Antonio metro median home price is around $295,000 as of mid-2026, up modestly year over year and far below Austin, Dallas-Fort Worth, and Houston. That affordability is why San Antonio keeps drawing relocating families, and it shows up in every budget conversation I have: $300,000 to $400,000 buyers have real options in good school districts here in a way they often don't elsewhere.

Inventory and pace: a more balanced market

The market has shifted from the red-hot seller's years toward balance. Active listings are meaningfully higher than a year ago, homes are taking longer to sell, and price growth has slowed to a modest pace. For buyers, that means more choice and more room to negotiate inspections and incentives. For sellers, it means pricing honestly from day one: overpriced homes sit, while well-priced homes in good condition still attract attention. This is exactly the kind of market where experience and data matter.

The tax picture under every number

Texas has no state income tax, which is a headline benefit for relocators. The trade is property tax. Effective rates in Bexar County typically run about 1.5% to 1.9% of assessed value, with county neighbors varying: Kendall County (Boerne) tends lower, Comal and Guadalupe counties in between. Because the rate varies by city, county, and school district, I pull the actual numbers for the specific homes and communities a client is considering. Asking price is never the whole monthly story.

What this means for your move

For buyers, the balanced market rewards preparation: pre-approval, a clear neighborhood shortlist, and the ability to move when the right home appears. For sellers, honest pricing and presentation decide speed. For both, the property tax bill needs to be in the budget from the start. The big picture is good: San Antonio remains one of the most affordable, most livable metros in the country, and it's growing for a reason.
