Neighborhood Guide
New Braunfels is the choice for families who want a genuine river-town identity, top schools, and the option to work in either San Antonio or Austin. It is the fastest-growing kind of Texas town: small-city charm with metro options on both sides.
Getting there
About 30 to 40 minutes to San Antonio and 45 to 60 minutes to Austin in normal traffic.
Commute honesty
Daily I-35 commutes to San Antonio grow in rush hour, so the town suits remote and hybrid workers especially well.
The Hill Country river town halfway between San Antonio and Austin
New Braunfels sits on I-35 about 30 miles northeast of San Antonio and 48 miles south of Austin, straddling the line between the two metros. It is famous for the Comal and Guadalupe rivers, Gruene, Wurstfest, and a German-Texas heritage, with highly rated Comal ISD and New Braunfels ISD schools.
The Comal and Guadalupe rivers define the town. Tubing, swimming, fishing, and the historic Gruene district's music scene are year-round fixtures, and the Hill Country recreation around Canyon Lake is a short drive away. If weekends on the water are a lifestyle requirement, New Braunfels delivers like few other places.
New Braunfels is split between Comal ISD, one of the largest and most highly rated districts in Texas, and New Braunfels ISD, depending on the address. Both have their strengths, and because the split is address-specific, I always verify the exact district and feeder schools for any home.
New Braunfels is 30 to 40 minutes from San Antonio in normal traffic, and about 45 to 60 minutes to Austin. Rush hour on I-35 can stretch the drive considerably, and summer tourism adds traffic around the rivers. For remote workers or those employed locally, it is hard to beat. For daily downtown San Antonio commuters, test the drive first.
The market ranges from classic Texas bungalows and river-adjacent properties to newer subdivisions in the $300s to $600s and beyond. Development has been rapid, so I help buyers weigh new construction against established neighborhoods, and think through schools, taxes, and flood zones with the same care.

The only way to know for sure is a real conversation about what you need and what this community actually delivers.
