Bulverde sits north of San Antonio on US-281 in Comal County, about 22 to 29 miles from downtown. It is known as the Front Porch of the Texas Hill Country for its rolling hills, oak-dotted valleys, larger lots, and space per dollar, with Comal ISD's highly rated schools.

Space per dollar

Bulverde delivers the most space per dollar of the close-in Hill Country towns. Master-planned communities like Ventana offer newer construction with amenities, while other areas give you acreage, horses, and room to spread out. The homes range widely, from $300s entry points to estate properties, all set among oaks and hills.

The schools

Most of Bulverde is served by Comal ISD, a highly rated district known for strong academics and high graduation rates. Some areas fall to other districts, and with Comal's territory covering much of the Hill Country, I always confirm the feeder pattern for a specific address and lot.

The trade-offs

This is rural-feeling living: fewer sidewalks, longer drives to groceries, and a commute that takes real time. US-281 gets heavy at rush hour, and downtown San Antonio is best treated as an occasional destination rather than a daily errand. For many families that trade is exactly the point.
