Buying Guide
Whether it's your first home or your fifth, the buying process has the same skeleton: preparation, search, offer, inspection, closing. Here is how it works in San Antonio, in the order it actually happens, plus the honest details most people never hear.
Before we look at a single home, we figure out the number you can genuinely afford. That means mortgage pre-approval from a lender, plus the real monthly picture: principal, interest, property taxes, insurance, and any HOA dues. In Texas, property taxes are a significant part of that picture, so I walk every buyer through the actual rate for the communities they're considering, not an estimate off the internet.
Homes are easier to find than neighborhoods that fit your life. We start with your commute, schools, and lifestyle, then narrow to two or three communities. My neighborhood guides cover San Antonio and the Hill Country so you can compare before you visit.
San Antonio has a famously active new-construction market, and builders offer real incentives. But new doesn't automatically mean better value. I show you both sides: builder warranties and fresh floor plans versus the established lot, mature trees, and finished yard of a resale. When you buy new, I make sure the builder's incentives are negotiated, the contract is reviewed, and your independent inspection happens before closing.
A fair price in San Antonio comes from comparable sales, market time, condition, and the neighborhood's trajectory, not the asking price. I prepare a market analysis for every home you seriously consider so your offer is grounded in data. From there, we negotiate, and with 100+ homes sold, I have the experience to push where it counts and stay quiet where it doesn't.
Once you're under contract, the real work begins: the option period, inspections, any builder repairs or resale seller repairs, the appraisal, and the lender's final steps. I coordinate every party, translate every document, and keep you informed at all times. This is the phase where an experienced local agent earns their keep.
The closing table in Texas is a title company production, and I make sure you walk in knowing every number. After the keys are yours, I stay available for the questions that come up in the first month: utilities, services, and the local know-how that makes a new town feel like home.
Pre-approved already, or still figuring out the budget? Either way, tell me where you are and I'll tell you exactly what happens next. No pressure, ever.
Whether you are moving across the country or across town, I bring honest answers, local insight, and no pressure to every step of the process.
