What Your Budget Can Buy in San Antonio
One of my favorite questions from new clients is also the most practical: what can my budget actually buy in San Antonio? The answer is a lot, compared with most of the country. Here is how I frame the ranges in 2026.
One of my favorite questions from new clients is also the most practical: what can my budget actually buy in San Antonio? The answer is a lot, compared with most of the country. Here is how I frame the ranges in 2026.
$200s: entry points and first homes
In the low to mid-$200s you are looking at entry-level homes, often in growing neighborhoods on the edges of the metro. You can find 1,300 to 1,700 square feet with three bedrooms and two baths. The trade is usually a younger community, fewer big trees, and a longer drive to the center of town.
$300s to $400s: the family sweet spot
This is the heart of the San Antonio market and where my relocating families most often land. In the $300s to $400s you get a newer 2,000 to 2,800 square foot home in a good school district, in many parts of town and most suburbs. Pools and upgraded finishes come into play in the upper part of the range.
$500s to $700s: Hill Country and established neighborhoods
Above $500K, San Antonio and its suburbs open up serious options: newer construction in Boerne, Helotes, and Bulverde; established inner-city neighborhoods like Alamo Heights; larger lots; and homes with real architectural character. Townhomes, golf course communities, and acreage enter the picture.
$700K and up: acreage and luxury
At $700K and up, the market shifts to estate lots, Hill Country views, luxury gated communities like The Dominion, and custom homes. This is the range where land and location do the talking, and a good agent keeps you anchored to actual market value rather than the list price.

Bring me your budget and your lifestyle wish list, and I will show you two or three communities where that combination actually works. I keep the honest math in front of you: property taxes, HOA dues, insurance, and commute, so the number on the for-sale sign is never the whole story.
