Shift from downsizing to right-sizing
I ask my clients to stop thinking about getting rid of a house and start thinking about what a great next phase looks like. Right-sizing means finding the size, location, and lifestyle that match today's life. For empty nesters that often means a locked-and-locked single story or a courtyard home with a community of neighbors.
Where downsizers move in San Antonio
There is no one answer. Some clients want to stay in the same area and just get smaller. Others want a Hill Country community like Boerne with walkable downtown life, a patio home in Helotes, a lock-and-leave in New Braunfels near the rivers, or proximity to grandkids and medical care. I match the move to the life they actually want.
The money conversation
Downsizing can free up substantial equity. You may buy a smaller home with cash, fund travel, or pass money to family. There are also tax considerations and timelines to think through, and I bring in the right professionals when the numbers get complex. Mostly, I keep the goal in front of us: fewer worry lines, more enjoyment.

For many of my downsizing clients, we sell first, move to a temporary rental for a few months, buy the next home, and move once, with a single organized transition. For others, we buy first to avoid the rental move. The right sequence depends on the market, your timeline, and your comfort. We make it a plan, not a scramble.
